Property Marketing

Tenant Screening
Our Tenant Screening services involve comprehensive background checks, including criminal background, eviction records, and at times credit checks to
assess the suitability and reliability of potential tenants for our rental properties.
By conducting thorough screenings, we aim to minimize risks to ensure tenant
quality, and to maintain a safe and secure living environment for all residents.

Rent Ready/Move-Out Inspections
Property code protects your tenants and yourself from future accidents. Prior to a tenant moving in we inspect the property confirming it has been thoroughly
cleaned, we test smoke alarms and appliances to ensure they are all functioning properly.
Prior to returning a security deposit to a past tenant, we guarantee a thorough walk through with the on-file Inventory & Condition Report. Any fees for repairs
needed caused by tenants will be deducted from their security deposit.

Residential Leases
Our Residential Leases (TREC Forms) encompass the development and management of legally binding lease agreements for rental properties. We manage the drafting, negotiation, and enforcement of lease terms to ensure adherence to local regulations and protect the rights and interests of both landlords and tenants.

Rent Collection
Innovative technology provides us the tools to collect rents in many forms.
Tenants will have the option to pay online or directly in our office. We strive to collect your rent on time to assure your deposit is deposited in a timely manner.

Maintenance Request/Bill Pay
As property managers, we will respond to repair requests from tenants and will also initiate repairs based on initial or periodic inspections of the property.
Repairs costing more than $500 will need to be approved by the owner in advance of the commencement of work, unless a delay will cause additional damage, such as a plumbing leak or any repair that may be hazardous to residents or your property.

Owner Deposits/Monthly Reports
Tenant payments are made to our office. We deduct any bills owed for repairs or utilities, we deduct our management fees, and by the 15th of each month, the owner will receive their monthly deposit along with a monthly statement report.
Security Deposits
We hold on to security deposits for all owners in our non-interest occurring escrow account. This prevents future owner contributions when a tenant moves out.

End of Year 1099's
We have in-house bookkeeping to track your income and expenses giving you more free time. We also provide 1099's at the end of the year with a detailed statement.
Our Owner Portal allows owners to track all past invoices needed when filing taxes.
